Most odour removal companies arrive with an ozone generator and leave. We don't. Our service is a structured, multi-stage remediation process — each stage preparing the way for the next, so the final result lasts.

We start by drying the space if damp is present. We then remove mould physically and treat contaminated surfaces with professional-grade specialist products matched to the specific source — smoke, pet urine, mould, grease or another contaminant. Only once the environment is properly prepared do we move to cold fogging with a specialist neutraliser, followed by ozone treatment, and finally plasma ionisation for deep air purification.

Cold fog, ozone and plasma ionisation — each stage does what the others cannot.

Cold ULV fogging delivers specialist odour-neutralising agents as microscopic droplets that penetrate deep into soft furnishings, ventilation ducts and cavities unreachable by surface cleaning. The agent is selected specifically for the contaminant.

Ozone (O₃) is one of the most powerful oxidation agents used in professional remediation worldwide. When released in a controlled environment, ozone molecules react with odour compounds, bacteria and mould spores — breaking them down at a molecular level. Once treatment is complete, ozone naturally reverts to ordinary oxygen (O₂), leaving no chemical residue.

Plasma ionisation provides the final deep air purification stage. Plasma charges airborne particles and remaining pollutants, destabilising and clearing them from the air. Combined with ozone, it delivers a level of air quality restoration that either technology achieves alone.

Drying

If the space has elevated moisture — from a leak, flooding, condensation or active damp — we dry it first using industrial dehumidifiers and air movers. Treating a wet environment is ineffective. Drying is the essential foundation for everything that follows.

Visible mould is removed manually using specialist products. With the environment properly prepared, professional ozone generators are positioned throughout the property. Ozone (O₃) circulates through every room, surface and hidden space, oxidising remaining odour molecules, bacteria and airborne contaminants at a molecular level. We measure ozone concentration throughout using a professional instrument — verifying effective levels are reached, not assumed.

Plasma ionisation & ventilation

Finally, plasma ionisation charges and destabilises any remaining airborne particles — providing a deep final air purification stage that ozone alone cannot deliver. The space is then ventilated, ozone levels are monitored, and we confirm the property is safe and ready for re-entry. For most residential treatments, you return the same evening.

Most companies place an ozone generator in a room and leave it running for a fixed period. Without measuring, they have no way of knowing whether effective treatment levels were actually achieved. If ozone concentration is too low, odours may only be partially treated and return within days.

What to prepare before treatment

Because ozone is highly active during treatment, the property must be vacant while the process is underway. We will provide full preparation instructions before every appointment — but here is what to expect.

Important: The success of any odour removal treatment depends largely on eliminating the underlying source. If active damp, an unresolved leak, contaminated subfloor or ongoing mould growth is present, we will advise on what structural work is needed first. We give honest, realistic expectations — not assurances we cannot back up.

Is ozone treatment safe?

Yes — when carried out correctly in a vacant property. People, pets and plants must leave the treated area during the process. Once treatment and ventilation are complete and ozone levels have been measured and confirmed safe, the property can be re-entered. We confirm safe re-entry time before leaving.

Will one treatment be enough?

Because our service is a complete multi-stage process — drying, surface remediation, cold fogging, ozone and plasma — rather than ozone alone, a single visit resolves the majority of cases when the underlying source has been addressed. For severe long-term contamination, active mould from an ongoing leak, or heavy smoking built up over many years, we may recommend repeat treatment or structural remediation first. We will tell you honestly what to expect during the assessment, before any booking is made.

Why do you measure ozone during treatment?

Because effectiveness depends on concentration. Running a generator without measuring is like cooking without a thermometer — you have no confirmation the required level has been reached. We measure throughout, adjust equipment positioning if needed, and provide you with clear evidence that treatment has been properly carried out. Most companies simply do not do this.

Can you treat mould, not just the smell?

We can address surface mould, mould-related odour, and airborne mould spores. However, if mould is caused by an active water ingress, condensation problem or structural damp, those underlying issues must be resolved first — otherwise the mould (and the smell) will return. We identify this during the initial assessment and will be direct about what is needed.
